How to Care for a Septic System or Aerobic Treatment Unit in Hawaiʻi

Before scheduling service, find the approved plan and identify the equipment installed on the property. Use a septic pumping company for routine tank inspection and pumping. If the property has an aerobic treatment unit, alarms and mechanical work belong with a company trained on that model. Disposal-area failures, site changes, and design questions require a licensed civil engineer. The Hawaiʻi Department of Health Wastewater Branch is the agency contact for approval records and regulatory requirements. The actual service history should determine the next maintenance date.

Identify the system and collect its records

Put the approval-to-use letter, approved plans, construction inspection report, contractor certification, equipment manuals, warranties, and past service reports in one folder. The approved plans should identify the tank, treatment equipment, pumps, controls, and disposal area. Equipment manuals provide the model-specific service requirements that a general maintenance article cannot.

When records are incomplete, use the property address and tax map key to contact the right source:

Tank lids and treatment equipment should be opened only by someone prepared to work around sewage, electricity, unstable covers, and toxic gases. A homeowner should never enter a tank or wastewater structure.

Match the problem to the right person

Routine septic inspection or pumping: contact a septic pumping or wastewater service company. Request a written report covering sludge and scum levels, liquid level, tank condition, baffles or outlets, visible leaks, and the condition of accessible disposal components.

Aerobic treatment unit alarm or mechanical problem: call the trained service company listed on the control panel, equipment manual, warranty, or prior service report. If that company is unknown, use the model and serial number to contact the manufacturer or the civil engineer who specified the unit. A pumping visit alone may not diagnose an aerator, pump, float, control, or alarm problem.

Slow fixtures or a backup inside the building: a plumber can determine whether the blockage is in the building plumbing. When several fixtures are affected or sewage is surfacing outside, a wastewater service company should also inspect the tank and disposal system.

Wet ground, sewage odors, surfacing wastewater, or repeated failure near the disposal area: reduce water use, keep people and pets away, and call a wastewater service company for an initial inspection. Bring in a licensed civil engineer when the disposal area may need repair, replacement, relocation, or a new design.

Missing approval, a proposed addition, a new driveway or building, or a question about agency requirements: contact a licensed civil engineer before changing the site. The engineer can determine whether the approved system and layout are affected and whether the Wastewater Branch needs a submittal.

How to choose the next septic inspection date

The U.S. Environmental Protection Agency (EPA) recommends inspecting an average household septic system at least every three years and pumping a typical household tank every three to five years. These are national guidelines. The approved system, its condition, and its service history determine what the property needs; Hawaiʻi permit conditions may also differ.

The service company should recommend the next date after considering the tank size, number of occupants, wastewater use, garbage-disposal use, measured sludge and scum, and tank condition. Keep that recommendation with the inspection report. A calendar reminder is useful only when it is tied to real findings from the property.

An aerobic treatment unit follows its own service plan

An aerobic unit may contain an aerator, pump, floats, filters, controls, or an alarm. Those parts need attention from a company trained on the installed model. EPA guidance notes that systems with pumps or mechanical components generally need more frequent inspection, often annually, but the approved design, manufacturer instructions, warranty, and service agreement control the actual schedule.

If an alarm activates, record the light or message and note any recent power outage or unusually heavy water use. Reduce water use until the trained service company responds. Silencing the sound does not correct the cause. Do not bypass controls or attempt electrical work inside wastewater equipment.

Keep traffic and stormwater away from the disposal area

A disposal area can be damaged even when nothing is visible at the surface. Keep parked vehicles, heavy equipment, storage containers, buildings, and pools away from it. Route roof and driveway runoff elsewhere so stormwater does not add to the wastewater load. Large trees and deep-rooted landscaping can damage piping or block access.

Before grading, landscaping, adding a bedroom, building an accessory structure, or changing a driveway, send the proposed layout to the civil engineer who handles the property. That review can prevent construction over a tank, disposal field, or required replacement area.

Reduce avoidable loading

Repair leaking toilets and fixtures and spread large laundry loads through the week. Flush only human waste and toilet paper. Wipes, paper towels, hygiene products, diapers, cat litter, grease, coffee grounds, medications, solvents, fuel, pesticides, and paint can clog components, add solids, interfere with treatment, or carry contaminants through the system.

A garbage disposal adds food solids to the tank. Tell the septic service company if the home uses one so that factor can be considered when the next inspection or pumping date is set.

Keep a service history that another person can understand

Each entry should identify the date, company, reason for the visit, components inspected, measurements taken, work completed, parts replaced, unresolved recommendations, and next service date. Save photos and update the system sketch whenever work changes the layout.

A complete history lets a service company distinguish an isolated alarm from a recurring failure. It also gives a civil engineer better information if the property needs repair or expansion, and it helps a future owner understand what has actually been maintained.

Create a one-page contact sheet for the property

List the civil engineer, septic pumping company, aerobic-unit service company when applicable, plumber, and equipment manufacturer. Add the tax map key, tank size, equipment model, last service date, and next scheduled inspection. Place a copy with the system records and another where a property manager or household member can find it.
